Lower Downtown Denver

LoDo Window Film for Lofts, Offices and Storefronts

LoDo is two neighborhoods in one: century-old brick warehouses turned into lofts, bars and creative offices, and a newer district of glass office buildings and apartments around Union Station. Both need window film, for different reasons.

Window Film for LoDo Warehouse Lofts

The brick warehouses on Wynkoop, Wazee, Blake and Market were built for rail freight, and their tall arched or rectangular windows were meant to light work floors. Today they light loft living rooms, and many still have large single-pane glass in old steel or wood frames. They let in a lot of daylight, a lot of summer heat and, on cold nights, a lot of chill.

Clear UV and low-e films suit those windows well. They protect wood floors and exposed timber from fading, reduce heat loss in winter and leave the glass looking original from the street. Ground-floor and second-floor lofts facing busy streets often add frosted or reflective film on lower panes for privacy from sidewalk crowds on game nights at Coors Field. Upper-floor units with rooftop decks have the opposite issue: the glass door to the deck faces the open sky and turns the stairwell into a heat trap, and a solar film on that one door often fixes it.

Lower Downtown Historic District and Window Film Approval

Much of LoDo sits inside the Lower Downtown Historic District, where exterior changes go through design review. Interior film that does not change the window or noticeably alter how the glass looks from outside is usually treated as a minor matter, but strongly reflective or colored film could draw attention.

We recommend low-reflective films for street-facing glass in the district, and we advise owners to confirm with the city's landmark preservation staff before work starts. Condo associations in loft buildings usually have their own rules on top of the city's, so we provide product data and samples for both reviews.

Office Window Film Near Union Station

Since the restored Union Station reopened as a transit hub, the blocks behind it have filled with modern office buildings, hotels and apartment towers. Many have floor-to-ceiling low-e glass and open office plans. Those floors get abundant daylight and a lot of glare, especially on the west side facing the Platte Valley and the mountains beyond.

Glare film and light solar film are the usual requests here. Glass meeting rooms in creative-office build-outs also get frosted bands and branded film. Installs are scheduled after hours through building management, and film choices are matched to the building's approved exterior look.

Storefront and Restaurant Window Film on Larimer and Blake

Bars and restaurants around Larimer Square, along Blake near the ballpark and on Market Street have big street-facing windows and patio doors. Afternoon sun heats dining rooms and washes out menus on screens behind the bar. Late-night crowds bring the occasional broken window and scratched glass.

Solar film keeps window tables comfortable through the afternoon. Security film holds broken glass in place, and anti-graffiti film takes scratches and tags instead of the glass. In historic storefronts, all of these go on with low-reflective products so the street keeps its character.

Why LoDo Owners and Tenants Use Window Film

01

UV Protection for LoDo Loft Interiors

Clear UV film protects wood floors, exposed beams, brick and furniture from fading in sunny warehouse lofts. The windows look unchanged from the street, which matters in the historic district.

02

Low-E Film for Single-Pane Warehouse Windows

Low-e film cuts heat loss through big single-pane loft windows on cold nights and reduces the chill near the glass. It improves comfort without replacing original windows.

03

Glare Control in Union Station Offices

Glare film keeps screens readable on west-facing floors near Union Station. Blinds can stay open, and staff keep the views toward the Platte Valley that made the space attractive.

04

Security for LoDo Storefronts

Security and anti-graffiti films protect bar and restaurant glass from smashes and scratches after busy nights. Broken panes stay in place, and damaged film is replaced instead of glass.

LoDo Window Film Questions

Is window film allowed in the Lower Downtown Historic District?

Interior, low-reflective film is usually a minor matter, but confirm with Denver's landmark preservation staff before installing. We supply product data for any review.

Can film go on old steel-framed loft windows?

Usually, yes. We check the glass for cracks and confirm it is in good shape. Film goes on the glass only and does not affect the frame.

Will privacy film help my ground-floor LoDo loft?

Yes. Frosted or reflective film on lower panes blocks views from the sidewalk while keeping upper glass clear for light.

Does window film reduce street noise?

Not significantly. Film is thin and does little for sound. For noise, consider interior storm panels or acoustic glazing.
